First-Time Buyer Guide: Dacula, Buford and Beyond
By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties
From pre-approval to closing day, a practical path to your first home in Gwinnett and Barrow counties, including Georgia down payment help.
01 Step one: get pre-approved, not just pre-qualified
A lender's pre-approval tells you exactly what you can buy and makes your offer credible. In a competitive market, sellers won't take an offer seriously without one.
Ask your lender for a pre-approval letter, a rate estimate, and an itemized list of closing costs before you start touring.
02 Georgia programs worth knowing
The Georgia Dream program, run by the Georgia Department of Community Affairs, offers down payment and closing cost assistance of up to 5% of the purchase price or $10,000 as a zero-interest second loan, repaid when you sell or refinance.
Occupations including teachers, nurses, and first responders can qualify for the higher PEN tier, up to $12,500. Program limits on income and purchase price vary by county, so we confirm current numbers for your situation.
03 Low down payment options that still work
FHA loans accept as little as 3.5% down. VA loans for eligible service members and veterans offer 100% financing with no monthly mortgage insurance. USDA loans can also offer zero down in eligible areas (parts of Barrow County qualify).
A 20% down payment avoids private mortgage insurance, but in many Gwinnett and Barrow price ranges, a smaller down payment plus assistance gets you there faster.
04 How we protect first-time buyers
We explain every document, every deadline, and every dollar before it is due. We tour homes with your checklist in hand, help you write a competitive offer, and line up inspectors and closing pros we trust.
Buying your first home should be exciting, not overwhelming. That is the part we make sure of.
Thank you,
Ryan and Sarah
