How Long Does It Take to Sell a Home in Dacula, GA?
By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties
In the latest data, a typical Dacula home goes under contract in about 41 to 74 days, and homes across Gwinnett and Barrow are selling more slowly than a year ago as inventory climbs. Here is what the numbers really show, town by town, and what it means for your sale.
01 The short answer
In the most recent data, a typical Dacula home goes under contract in about 41 to 74 days, depending on price, condition, and how it is marketed. Redfin's three-month report through May 2026 put the median days on market at 41 to 42 days, while Movoto's August 2026 average was 74 days.
Sellers are still landing close to their asking price: Dacula's sale-to-list ratio sat at roughly 99.3% in the latest EffectiveAgents reading. The bigger shift is inventory. Dacula's months of supply climbed from about 1.5 months in early 2025 to roughly 5.4 months by March 2026, so buyers have more choices and homes take a little longer to sell.
02 Town by town, what the latest numbers show
Dacula: about 41 to 42 days median time on market (Redfin, three months through May 2026). Loganville, ZIP 30052: about 55 to 56 days under contract (Momentum and Davis Team, October 2026), with a 98.6 to 98.8% sale-to-list ratio and roughly 4.5 months of supply. Winder: about 60 days (Redfin, May 2026), while Barrow County as a whole ran near 46 days (Redfin, three months through May 2026). Bethlehem and Auburn do not have separate published monthly medians, so Barrow County's numbers are the best local guide for both.
Buford: about 31 to 41 days (Momentum's October 2026 median listing age of 31 days, and Zillow's July 2026 days-to-pending of 41), on much higher price points of roughly $515,000 to $570,000. Lawrenceville: about 41 to 62 days (Momentum, October 2026; Redfin). Braselton: about 50 to 73 days (Zillow; Movoto, October 2026). Hoschton: reports range from about 51 days (Momentum, October 2026) to 143 days (Redfin, three months through May 2026, up from 67 days a year earlier). Monroe: about 35 to 98 days (Davis Team, July 2026 for ZIP 30655; Redfin's citywide January 2026 figure).
One pattern ties these together: every town we serve has moved from "sold in days" toward "sold in weeks or months," and the spread between reports is wider than it was two years ago. That is normal for a market that is cooling, not crashing.
03 Why homes are taking longer than a year ago
More inventory, plain and simple. Dacula's supply went from about 1.5 months to roughly 5.4 months (Davis Team, March 2026). Barrow County's active listings climbed 16.7% year over year to 497 (MainStreet News, November 2025). Gwinnett County was running roughly 3,057 active listings against about 906 December sales, which computes to a little over three months of supply (county data reported via TCPalm).
Inventory is still not a glut, and buyers have not disappeared: Dacula recorded 609 sales versus 484 a year earlier, up 26% (Movoto, August 2026). But with two or three times the choices, buyers are comparing more, negotiating more, and taking more time. Sellers who ignore that shift and price as if it were 2024 end up as the days-on-market outlier on their street.
04 What actually decides your timeline
Price. Homes priced from current, neighborhood-level comps go under contract fastest, and our towns are full of comps from the last six months that already reflect the slower market. An overpriced home does not wait for the market to catch up; it just collects days on market and, eventually, price cuts.
Condition and presentation. A pre-listing inspection, small repairs, and photography that shows the lifestyle all matter more when buyers can afford to be picky.
Marketing reach. This is where our team does things differently. Instead of broadcasting a listing to everyone, we target-market each home to the buyer profiles most likely to want it: the right neighborhoods, school zones, commutes, and price bands, plus previews to buyer's agents before the listing ever goes live. A home shown to the right buyers from day one can still sell in days, not months.
05 The honest fine print, and your next step
Published medians vary by source and timing: Redfin, Zillow, Movoto, and MLS-based trackers each count days differently, some measuring from listing to contract and others from listing to closing. Treat any single number as direction, not destiny. What matters is your address, your price point, and your neighborhood, which is why we pull the current figures for your exact home before we ever suggest a list price.
