Gwinnett & Barrow Market Snapshot: What the Numbers Say
By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties
A sourced look at median prices in the two counties we serve most, and what the data means for buyers and sellers this year.
01 Gwinnett County medians
Across the most recent 12 months, the median home sale price in Gwinnett County has hovered around $400,000 to $420,000. ATTOM's Property Navigator reports a median of $419,250 with roughly 14,290 homes sold, while RealtyTrac lists $402,878 with about 13,320 sales (https://propertynavigator.attomdata.com/data/us-real-estate/ga/gwinnett-county/, https://www.realtytrac.com/market-trends/gwinnett-county-ga/).
02 Barrow County medians
Barrow County's median sale price has clustered around $360,000 to $370,000 over the last year. Redfin recently reported a median near $366,000 for its latest quarter, and county sales data shows a February 2026 median of $370,000 (https://www.redfin.com/county/510/GA/Barrow-County/housing-market, https://data.oklahoman.com/real-estate-market-report/sales/barrow-county/county-13013/).
03 What this means for buyers
Gap between the two counties is one of the key regional stories: a move from Gwinnett to Barrow can lower your entry price by tens of thousands of dollars while keeping commutes and amenities similar. With inventory still limited, pre-approval and off-market access matter more than ever.
04 What this means for sellers
Sellers who price from current, neighborhood-level data, not county averages, position their home to attract faster offers. Homes that are target-marketed to the right buyer profile typically outperform the county median, which is exactly the strategy we bring to every listing.
