Winder market update: week of October 27, 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Move with Momentum's October 24 market guide is the freshest summary for Winder: a trailing-12-month median sale price of about $356,000 across 340 closings, with sellers receiving about 99% of original asking price. Trackers with different windows vary, from Redfin's $325,000 three-month median sale price, down 1.6% year over year, to Zillow's typical home value near $343,000, down about 0.9%.

Currently listed homes had a median of about 37 days on market per Momentum, with active inventory of roughly 164 homes, about 5.8 months of supply, a level that keeps the market balanced and gives buyers room to compare options.

A current citywide new-listings count was not included in the late-October snapshot, so we are not reporting one rather than guess; the most recent published figures we could verify were summer readings of 42 to 143 over 30 days depending on the tracker. Winder remains one of the region's value plays, with steady prices, moderate supply, and continued interest from first-time buyers and investors.

Winder market update: late October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Winder's median sale price was about $325,000 on Redfin's three-month reading, with Zillow's typical home value around $343,000 and Orchard's 30-day median closer to $370,000. Year over year, prices are roughly flat to slightly down, with Redfin showing about -1.6% and Zillow about -0.9%, though Orchard's short-window reading showed a modest gain.

Homes were taking a median of about 60 days to sell on Redfin's city reading, up from 46 a year earlier, while Orchard's 30-day window showed about 19 days and Movoto about 67. Active inventory runs in the mid-to-high hundreds depending on the tracker, a balanced level for Barrow County's county seat.

Orchard counted 143 new listings over the trailing 30 days. Winder's practical advice is unchanged: this is a balanced, somewhat competitive market, so pre-approved buyers with a clear price range are best positioned, and off-market homes can still be found before they reach the public listings.

Winder market update: mid-October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Winder's freshest readings come from early October 2026. Reaigent7 put the median home value at $341,313, down 0.9% year over year, and Prop-Metrics showed $344,000, roughly flat year over year. Redfin's earlier three-month median sale price was $325,000.

Median days on market ran about 55 to 60 days across Prop-Metrics and Momentum's September 24 reading of 59 days, and active inventory was in the low hundreds, with Movoto counting 538 active listings back in June.

Winder remains one of the region's value plays: prices are steady, supply is moderate, and first-time buyers and investors continue to find more home for the money than closer-in Gwinnett. October city-wide figures were not yet published at the time of writing.

The Winder market this week

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Winder's market is steady and value-focused. As the Barrow County seat with a historic downtown, a preserved 1910 depot, and Fort Yargo State Park nearby, it draws buyers who want character, community, and more space for the money.

Barrow County's lower price points make Winder a smart landing spot for first-time buyers and investors, and demand has remained consistent through the fall. Established neighborhoods offer a mix of older homes and newer construction.

If you are looking in Winder, we can help you weigh the trade-offs between the historic downtown, the schools, and your commute. And if you are selling, we will target-market your home to the buyers most likely to love it, which typically means a faster sale.

New reports are added to the top of this page each week. Earlier reports stay listed below for reference. Ask us for the numbers that matter for your street.

We report what we can verify from local listings, county records, and our own conversations with buyers and sellers in Winder. We will never pad a report with numbers we cannot source.

If you are buying in Winder

Start with your school and commute needs, then let us match them to what is on the market and what is not on the market yet. Off-market homes are often available for less because they have not been marketed to the public.

Getting pre-approved early means you can move the moment the right home shows up, and in a steady market like this one, that is the difference between first and second place.

If you are selling in Winder

Your home's value comes from its own street, its own condition, and its own comps, not from a county average. We price with neighborhood-level data and target-market your home to the buyers most likely to want it.

That targeted approach is how our sellers tend to sell faster and for more, and it is the strategy we build into every listing we take.
