Monroe market update: week of October 27, 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Monroe's asking prices are running well above the sold side: Movoto's October median list price was about $470,000, down roughly 3% year over year, while Move with Momentum's October 20 ZIP-level reading put the median asking price at $365,250 in 30655 and $550,000 in 30656, and Redfin showed a $366,000 median sale price for 30655 over the three months ending in September, up 5.0% year over year.

Days on market run long: Movoto reported about 82 days in October, with Redfin showing about 66 days in 30655 and Momentum about 57 days in 30656 on Realtor data. Active inventory is substantial, from about 230 homes across both ZIPs per Momentum to 529 citywide per Movoto, with AtlantaHomesToday counting 263 listings on October 19.

New listings came in at about 32 over the prior month in the 30656 ZIP on Momentum's September scorecard; a combined citywide late-October count was not published, so we are leaving that figure out rather than guess. New construction and the growing Walton County corridor continue to shape Monroe, and the market reads as not very competitive, which favors buyers who are patient and pre-approved.

Monroe market update: late October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Monroe's price picture is the most split across the trackers: Movoto's October median list price was about $470,000, down roughly 3% year over year, while Homes.com's median sale price was about $395,000 and Redfin's city trends reading was lower still, near $342,800. The wide spread reflects a changing sales mix rather than one true number, and the honest summary is a market that has cooled from its peak.

Days on market runs long here: Movoto showed about 80 to 82 days in October, and Redfin reported about 98 days in January versus 44 a year earlier. Active inventory is substantial, with roughly 263 to 529 homes listed depending on the tracker, and AtlantaHomesToday counted 263 active listings as of October 19.

New construction and the growing Walton County corridor continue to shape Monroe, and the market is described as not very competitive, which favors buyers who are patient and pre-approved. A current citywide new-listings count was not available from the trackers this week, so we are leaving that figure out rather than guessing.

Monroe market update: mid-October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

No tracker had published October 2026 statistics for Monroe at the time of writing, so we are reporting the most recent verified figures and will update as new data lands. Redfin's January 2026 reading put the median sale price at $290,000, down 11.5% year over year, with homes taking about 98 days to sell. Zillow's March 2026 typical home value was $338,233, up 1.8% year over year, with homes going pending in about 17 days.

Movoto's February snapshot showed a median list price near $489,900 and roughly 398 to 410 active listings, while Homes.com reported a median sale price of $395,000, down about 3% year over year.

The wide spread between these readings reflects different methodologies and dates, and it is exactly why we pull street-level comps for every Monroe property we work with. October city-wide figures were not yet available at the time of writing.

The Monroe market this week

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Monroe's market blends historic charm with steady demand. The restored 1883 courthouse anchors a downtown listed on the National Register of Historic Places, and the City of Governors nickname speaks to a community with deep roots and real pride.

On Hwy 78, about halfway between Atlanta and Athens, Monroe draws buyers who want more home for the money without giving up an easy drive to both cities. Walton County Schools, including Monroe Area High School, serve the city.

Interest this week is steady from move-up buyers, downsizers, and investors alike. Whether you are buying or selling, we can help you read the local market accurately, because every street in Monroe has its own story.

New reports are added to the top of this page each week. Earlier reports stay listed below for reference. Ask us for the numbers that matter for your street.

We report what we can verify from local listings, county records, and our own conversations with buyers and sellers in Monroe. We will never pad a report with numbers we cannot source.

If you are buying in Monroe

Start with your school and commute needs, then let us match them to what is on the market and what is not on the market yet. Off-market homes are often available for less because they have not been marketed to the public.

Getting pre-approved early means you can move the moment the right home shows up, and in a steady market like this one, that is the difference between first and second place.

If you are selling in Monroe

Your home's value comes from its own street, its own condition, and its own comps, not from a county average. We price with neighborhood-level data and target-market your home to the buyers most likely to want it.

That targeted approach is how our sellers tend to sell faster and for more, and it is the strategy we build into every listing we take.
