Move with Momentum's October 12 report for the 30052 ZIP remains the freshest published reading: a median price of about $399,900 across 683 closed sales in the trailing 12 months, with a GAMLS-based September figure of $387,000 across 61 closings. Year over year, the median is down about 2%, and Resideline's October 5 snapshot showed a six-month median sold price of $385,000.

Active inventory was about 158 homes with 43 pending in the 30052 ZIP, roughly 3.9 months of supply, a balanced market where well-priced homes still move and overpriced ones sit.

New listings ran about 128 over the last month per Momentum's scorecard. Loganville's position on the Walton-Gwinnett line keeps family demand steady, and the balanced supply means buyers can take their time while sellers should lean on street-level comps and targeted marketing.

The Loganville market this week

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Loganville's market keeps its settled, established character. Mature oaks, well-kept ranch and craftsman homes, and respected schools give the town a classic feel that continues to draw buyers from Atlanta and Athens alike.

Sitting halfway between the two cities, Loganville offers easy access to metro jobs and the University of Georgia. Most of the city is served by Walton County Schools, with portions feeding Gwinnett schools such as Grayson and Walnut Grove, so school assignment varies by address.

Demand this week is steady across price points, with particular interest from move-up buyers. We are happy to walk you through the school boundaries, the commute math, and what is available, including homes that are not on the public market yet.

New reports are added to the top of this page each week. Earlier reports stay listed below for reference. Ask us for the numbers that matter for your street.

We report what we can verify from local listings, county records, and our own conversations with buyers and sellers in Loganville. We will never pad a report with numbers we cannot source.

If you are buying in Loganville

Start with your school and commute needs, then let us match them to what is on the market and what is not on the market yet. Off-market homes are often available for less because they have not been marketed to the public.

Getting pre-approved early means you can move the moment the right home shows up, and in a steady market like this one, that is the difference between first and second place.

If you are selling in Loganville

Your home's value comes from its own street, its own condition, and its own comps, not from a county average. We price with neighborhood-level data and target-market your home to the buyers most likely to want it.

That targeted approach is how our sellers tend to sell faster and for more, and it is the strategy we build into every listing we take.
