Lawrenceville market update: week of October 27, 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Move with Momentum's October 20, 2026 MLS-derived report is the freshest citywide reading: a median sale price of about $400,000 over the trailing 12 months, or $399,000 across roughly 1,200 closings, down about 2.7% year over year. By ZIP, 12-month medians ran $405,000 in 30043, $400,000 in 30045, $365,000 in 30044, and $359,900 in 30046.

Median days on market was about 41 to 44 days on the same report, with Redfin's earlier July reading closer to 62, so market time varies by methodology. Active inventory was substantial, roughly 590 to 827 homes for sale depending on how it is counted, with about 4.4 to 5.9 months of supply, a buyer-leaning market.

A current citywide new-listings figure was not published this week; the most recent verified readings were about 343 over 30 days on Orchard's count and 107 in August on Movoto's. As Gwinnett's county seat, Lawrenceville remains one of the region's most active markets, and the extra inventory means buyers can take their time while sellers should focus on competitive pricing and strong marketing.

Lawrenceville market update: late October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Lawrenceville's median sale price was about $360,000 on Redfin's three-month reading, with Orchard's 30-day median near $385,000 and Resideline's six-month figure about $390,000. Prices are roughly flat to slightly down year over year, with most trackers showing between -0.1% and -3% depending on the window.

Days on market varies widely by source: Orchard showed about 35 days, while Redfin's city reading was closer to 62, up from about 30 a year earlier. Inventory has grown meaningfully, with city-level active listings now in the low hundreds on Resideline's count and far more across the broader ZIP-area trackers, easing the seller's-market pressure of a few years ago.

Orchard counted 343 new listings in Lawrenceville over the last 30 days. As Gwinnett's county seat, Lawrenceville remains one of the region's most active markets, and the extra inventory means buyers should feel less rushed while sellers should focus on competitive pricing and strong marketing.

Lawrenceville market update: mid-October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Lawrenceville's most current published figures are ZIP-level. In 30044, Resideline's October 5 snapshot showed a median sold price of $356,000, a median asking price of $385,000, a median listing age of about 75 days, and 109 active listings. In 30045, Prop-Metrics reported a median home value of $397,000 with about 45 days on market as of October 8.

City-wide, the median sold price has hovered around $353,500 to $390,000 in recent months, with days on market in the mid-50s to low-60s depending on the tracker.

The picture is a balanced market: enough inventory for buyers to compare options, and prices holding steady near the square and in the most requested school clusters. A single city-wide October report combining all metrics had not been published at the time of writing.

The Lawrenceville market this week

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Lawrenceville's market is anchored by its history and its square. As Gwinnett's oldest city and county seat, it offers established neighborhoods, mature landscaping, and a walkable downtown that keeps the city lively year-round.

Gwinnett County Public Schools, with its competitive high schools and academy options, keeps family demand consistent. Inventory spans older, well-loved homes near the square and newer communities around the edges of the city.

For buyers, the message this week is that well-priced homes in the most requested school clusters still move quickly, so being ready to act matters. For sellers, we build a target-marketing plan around the buyer profile most likely to fall in love with your home.

New reports are added to the top of this page each week. Earlier reports stay listed below for reference. Ask us for the numbers that matter for your street.

We report what we can verify from local listings, county records, and our own conversations with buyers and sellers in Lawrenceville. We will never pad a report with numbers we cannot source.

If you are buying in Lawrenceville

Start with your school and commute needs, then let us match them to what is on the market and what is not on the market yet. Off-market homes are often available for less because they have not been marketed to the public.

Getting pre-approved early means you can move the moment the right home shows up, and in a steady market like this one, that is the difference between first and second place.

If you are selling in Lawrenceville

Your home's value comes from its own street, its own condition, and its own comps, not from a county average. We price with neighborhood-level data and target-market your home to the buyers most likely to want it.

That targeted approach is how our sellers tend to sell faster and for more, and it is the strategy we build into every listing we take.
