Hoschton market update: week of October 27, 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Hoschton's 12-month median sale price was about $539,000 per Move with Momentum's October 20 reading, with the median asking price on active 30548 listings near $539,990 and RealtyTrac's September median sold price at $544,400, up about 1.3% year over year. Zillow's typical home value estimate sits lower, near $481,000 and down about 2% year over year, so the direction depends on whether you measure sold prices or modeled values.

Homes spent a median of about 51 days on the market on Momentum's October 20 reading of active listings, with HomeValuePros showing 63 days in September and Movoto closer to 83 in October. Active inventory was roughly 311 homes in the 30548 ZIP per Momentum, a healthy supply that reflects Hoschton's continuing wave of new construction.

New listings ran about 76 in the past month on Momentum's late-September scorecard, with HomeValuePros counting 92 in September. The market is rated not very competitive, which remains good news for buyers: more choices, more time, and more room to negotiate, especially while builder incentives remain common.

The Hoschton market this week

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Hoschton remains one of Georgia's fastest-growing small cities, and the market this week reflects that momentum. New communities are rising across the city's Jackson and Gwinnett sides, and buyer interest stays strong.

The Gwinnett side of Hoschton feeds Osborne Middle and Mill Creek High School, one of the state's best-ranked public high schools, and that keeps family demand high. The Jackson County side offers its own schools and often a different price point.

Because school assignment depends on which county your address sits in, we verify each property before you make an offer. With so much new construction, it also pays to ask about builder incentives, which are common in this market.

New reports are added to the top of this page each week. Earlier reports stay listed below for reference. Ask us for the numbers that matter for your street.

We report what we can verify from local listings, county records, and our own conversations with buyers and sellers in Hoschton. We will never pad a report with numbers we cannot source.

If you are buying in Hoschton

Start with your school and commute needs, then let us match them to what is on the market and what is not on the market yet. Off-market homes are often available for less because they have not been marketed to the public.

Getting pre-approved early means you can move the moment the right home shows up, and in a steady market like this one, that is the difference between first and second place.

If you are selling in Hoschton

Your home's value comes from its own street, its own condition, and its own comps, not from a county average. We price with neighborhood-level data and target-market your home to the buyers most likely to want it.

That targeted approach is how our sellers tend to sell faster and for more, and it is the strategy we build into every listing we take.
