Dacula market update: week of October 27, 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

The freshest published reading for Dacula's 30019 ZIP this week comes from Move with Momentum's October market data, which put the median price at about $435,000, with Resideline's September snapshot near $450,000 and RealtyTrac's September median sold price at $428,300. The spread reflects different windows and methods, but the consistent takeaway is that Dacula's median has softened into the low-to-mid $400,000s, with RealtyTrac showing sale prices down roughly 7% year over year.

Homes are taking longer to sell: Resideline's September count showed a median listing age of about 70 days and Movoto's August reading was around 74 days, though Move with Momentum's 12-month figure was closer to 40 days from listing to contract. Active inventory depends on the tracker, from about 160 homes on Resideline's count to roughly 172 on Move with Momentum, with Movoto showing more than 500 across the broader ZIP, so buyers have more to choose from than they did a year ago.

New listings ran roughly 31 to 132 over the last 30 days depending on the source, with Movoto's count at the low end. The practical read: Dacula remains a steady, family-driven market, but the rising supply and longer market times favor buyers who are pre-approved and patient, and off-market homes can still be found for less before they hit the public listings.

Dacula market update: late October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Redfin's most recent ZIP-level reading for Dacula (30019) put the median sale price at about $450,000 over the three months ending in mid-2026, effectively flat year over year, while Zillow's typical home value was about $450,400, down roughly 3.6% from a year earlier. As with most of northeast Gwinnett, the trackers point in slightly different directions, but together they say Dacula's median has held in the mid-$400,000s.

Homes were taking a median of about 48 days to sell on Redfin's reading, up from 41 a year earlier, with Zillow showing about 42 days to pending. Active inventory depends heavily on how you count it: Redfin and Movoto show several hundred active listings in the 30019 ZIP, while Resideline counted about 160, a level that keeps competition moderate and gives buyers some room to negotiate.

Orchard counted roughly 132 new listings in Dacula over the last 30 days. The takeaway for buyers and sellers is that this remains a steady, family-driven market where well-priced, well-marketed homes move fastest, and off-market opportunities can still be found before they hit the public listings.

Dacula market update: mid-October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

The latest published figures for Dacula (ZIP 30019) come from late-summer and early-fall snapshots, since the major trackers had not yet released October 2026 city-wide numbers at the time of writing. Resideline's September 14 snapshot put the median sold price near $450,000, RealtyTrac's September reading was $428,300, and Orchard's 30-day median was about $451,990. The spread reflects different methodologies, but the takeaway is that Dacula's median has held in the mid-$400,000s.

Days on market averaged about 49 days on Orchard's 30-day reading, with Resideline showing a median listing age of 70 days. Inventory was roughly 160 active listings in the 30019 ZIP per Resideline's September count, a level that keeps competition moderate and gives buyers a little more room to negotiate than in tighter markets.

Price trends look flat to slightly soft year over year, consistent with the broader northeast Gwinnett pattern. New listings counts for October had not been published at the time of writing, so we are reporting the most recent verified figures rather than guessing at the current week's numbers.

The Dacula market this week

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Dacula's market this week is steady and family-driven. The Dacula school cluster remains one of the most requested in northeast Gwinnett, and homes in those attendance zones continue to draw strong interest from buyers moving out from closer-in Atlanta.

New construction is still a big part of the story here. Still-developing communities mean newer floor plans and more home for the price than you will find closer to the Perimeter, and builders continue to add inventory across the city.

For buyers, the practical advice this week is unchanged: get pre-approved early, and ask us about off-market homes that are not listed yet, since they can often be purchased for less. For sellers, homes that are priced with neighborhood-level data and marketed to the right buyer profile tend to attract attention fastest.

New reports are added to the top of this page each week. Earlier reports stay listed below for reference. Ask us for the numbers that matter for your street.

We report what we can verify from local listings, county records, and our own conversations with buyers and sellers in Dacula. We will never pad a report with numbers we cannot source.

If you are buying in Dacula

Start with your school and commute needs, then let us match them to what is on the market and what is not on the market yet. Off-market homes are often available for less because they have not been marketed to the public.

Getting pre-approved early means you can move the moment the right home shows up, and in a steady market like this one, that is the difference between first and second place.

If you are selling in Dacula

Your home's value comes from its own street, its own condition, and its own comps, not from a county average. We price with neighborhood-level data and target-market your home to the buyers most likely to want it.

That targeted approach is how our sellers tend to sell faster and for more, and it is the strategy we build into every listing we take.
