Buford market update: week of October 27, 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Move with Momentum's mid-October MLS data remains the freshest reading for Buford: a median sale price of about $475,000 across 445 closed sales, with the 30518 ZIP at about $467,500, up 0.9% year over year, and 30519 at about $488,725. Other trackers show prices roughly flat to slightly down, with Zillow's typical value down about 2.5% year over year and Movoto's list prices about 3% lower.

Homes are moving quickly by regional standards: the median days on market for active listings was about 31 days citywide as of October 20, with 30518 at about 33 days to contract. Active inventory stood at roughly 357 to 359 homes across the two ZIPs with about 31 under contract, and months of supply near 5.8 in 30518 and 6.5 citywide, a reading that tilts toward buyers.

About 45 new listings came to market in the week ending October 20. Buford remains anchored by Buford City Schools and the Lake Lanier lifestyle, and the takeaway is a well-supplied, balanced market: well-priced homes still move quickly, while buyers have far more choice than they did a year ago.

Buford market update: late October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Momentum Realty's mid-October snapshot for Buford's 30518 ZIP put the median asking price at about $515,000 and the median sold price near $467,500, while Zillow's typical home value sat around $469,000, down roughly 2.5% year over year. Resideline's longer trailing-twelve-month median sold price was higher at about $570,000, a reminder that Buford's price picture depends heavily on which ZIP and which window you measure.

Days on market ran roughly 31 to 33 days in Momentum's October reading, with Zillow showing about 41 days to pending earlier this year. Momentum counted about 352 active listings in October, up from the thinner levels seen last summer, so buyers have more to choose from than they did a year ago.

New listings ran about 302 over the last 30 days per Orchard. Buford remains anchored by Buford City Schools and the Lake Lanier lifestyle, and the broader picture is a more balanced market where well-priced homes still move quickly while anything overpriced sits longer.

Buford market update: mid-October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Buford's most recent published figures are from the summer months, as October 2026 city-wide data had not been released at the time of writing. Resideline's trailing six-month reading across 485 closings put the median sold price near $495,000, while Zillow's average home value was about $469,000, down roughly 2.5% year over year.

Days to pending ran about 41 days on Zillow's reading, and Resideline counted roughly 33 active listings in the 30519 ZIP in July, a thin inventory that keeps well-priced homes in demand. Note that the 30519 count covers only one of Buford's ZIP codes, so the full city picture is larger.

The broad story is steady demand anchored by Buford City Schools and Lake Lanier, with prices leveling off after several strong years. We will update this page with October figures as soon as the trackers publish them.

The Buford market this week

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Buford's market continues to be one of the most consistent in the region. The independent Buford City Schools district, the Lake Lanier lifestyle, and the draw of Mall of Georgia keep buyer interest steady across a wide range of price points.

Inventory here spans established lakefront and neighborhood homes alongside newer communities, so there is genuinely something for most budgets. Homes near the school district and the lake tend to generate the most interest.

If you are considering Buford, we recommend starting with a conversation about what you need from a school district and how close to the water you want to be. Those two answers shape the search more than anything else, and we can pull together the options, including off-market ones.

New reports are added to the top of this page each week. Earlier reports stay listed below for reference. Ask us for the numbers that matter for your street.

We report what we can verify from local listings, county records, and our own conversations with buyers and sellers in Buford. We will never pad a report with numbers we cannot source.

If you are buying in Buford

Start with your school and commute needs, then let us match them to what is on the market and what is not on the market yet. Off-market homes are often available for less because they have not been marketed to the public.

Getting pre-approved early means you can move the moment the right home shows up, and in a steady market like this one, that is the difference between first and second place.

If you are selling in Buford

Your home's value comes from its own street, its own condition, and its own comps, not from a county average. We price with neighborhood-level data and target-market your home to the buyers most likely to want it.

That targeted approach is how our sellers tend to sell faster and for more, and it is the strategy we build into every listing we take.
