Braselton market update: week of October 27, 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Braselton's price picture depends heavily on which metric you read: Movoto's October median list price was about $470,000, down roughly 4% year over year, while Redfin's September median sale price was near $494,700, up about 10% from a year earlier, and Orchard's short 30-day reading skewed higher at $670,000 on luxury sales. Zillow's typical home value was about $450,000, down about 1% year over year. The honest summary: list prices have softened while sold prices in the mix have varied widely.

Market time has lengthened: Movoto showed about 73 average days on market in October, while Orchard's 30-day median was about 39 days. Active inventory ran roughly 297 homes citywide on Movoto's count, with Orchard showing 146, a level that gives buyers noticeably more choice than a year ago.

New listings came in at 61 over the last 30 days per Orchard, down about 21% year over year. Braselton's broad buyer pool, from Chateau Elan lifestyles to new-construction neighborhoods, keeps demand steady, but the looser supply and longer market times make pricing and targeted marketing matter more for sellers this fall.

Braselton market update: late October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Braselton's median sale price was about $519,000 on Redfin's most recent city reading, down roughly 3% year over year, while Zillow's typical home value was about $450,000 and the median list price sat near $487,000 on Realtor.com data. The spread tells the same story as the rest of the region: prices are leveling off after several strong years.

Homes took a median of about 59 days to sell on Realtor.com's August reading, with Redfin showing a longer average as the sales mix shifts. Active inventory in the city was roughly 126 to 213 homes depending on the tracker, up about 17% year over year, which gives buyers noticeably more choice.

Orchard counted 61 new listings over the last 30 days, up 21% year over year. For sellers, the takeaway is that pricing and targeted marketing matter more now than they did a year ago, while buyers have a wider selection and more negotiating room across this four-county town.

The Braselton market this week

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Braselton's market is defined by its breadth. The town spans four counties, and its mix of lifestyle amenities, from Chateau Elan to Michelin Raceway Road Atlanta to a revitalized historic downtown, keeps demand coming from many directions.

Steady new construction and well-kept communities make Braselton one of northeast Georgia's most sought-after addresses. Because school districts vary block by block, we confirm the exact assignment for every property we show.

For buyers, the advice this week is to be clear about which county side fits your school and commute needs before you start looking. For sellers, Braselton's broad buyer pool rewards homes that are marketed to the right audience from day one.

New reports are added to the top of this page each week. Earlier reports stay listed below for reference. Ask us for the numbers that matter for your street.

We report what we can verify from local listings, county records, and our own conversations with buyers and sellers in Braselton. We will never pad a report with numbers we cannot source.

If you are buying in Braselton

Start with your school and commute needs, then let us match them to what is on the market and what is not on the market yet. Off-market homes are often available for less because they have not been marketed to the public.

Getting pre-approved early means you can move the moment the right home shows up, and in a steady market like this one, that is the difference between first and second place.

If you are selling in Braselton

Your home's value comes from its own street, its own condition, and its own comps, not from a county average. We price with neighborhood-level data and target-market your home to the buyers most likely to want it.

That targeted approach is how our sellers tend to sell faster and for more, and it is the strategy we build into every listing we take.
