Bethlehem market update: week of October 27, 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Bethlehem's most recent verified figures come from mid-October: Reaigent's October 10 snapshot put the median sold price near $373,000 with a median list price of about $382,900, while Redfin's September median sale price was about $383,000 and RealtyTrac's September median sold price was $333,800 against a $390,000 median list. Year over year, most readings point to a flat-to-slightly-down market, with the typical home value down about 2%.

Homes sold in a median of about 43 days on Reaigent's reading, while Resideline's October 5 snapshot showed a median listing age of 79 days for active listings and Redfin averaged 61 days in September. Active inventory is thin and depends heavily on the tracker, from about 38 homes on Resideline's count to roughly 103 on Reaigent's, with RealtyTrac counting more than 390 across the broader ZIP.

The most recent new-listings figure we could verify was about 20 in the prior month on Momentum's late-September scorecard, with Redfin showing roughly 58 in September. For buyers, the small inventory means acting quickly when the right home appears, and asking about off-market opportunities, which are especially valuable in a town this size.

Bethlehem market update: late October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Bethlehem's median price sits in the mid-to-high $300,000s: reaigent7's early-October report put the median home value at about $363,000 and the median sale price near $373,000, with median list prices around $382,900 to $385,000. Movoto's median runs higher at about $405,000, but the consistent theme is a market that has flattened after its rapid growth.

Homes that sell are moving in roughly 43 to 44 days on the sold-side trackers, though listing-based trackers show medians of about 68 to 74 days. Active inventory is small and depends on the source, from about 38 homes on Resideline's 30620 count to roughly 103 on reaigent7, so supply remains relatively thin for Barrow County.

Year over year, prices are roughly flat to slightly down, with the typical home value down about 2% and sale prices off less than 1%. A clean monthly new-listings count was not published across the trackers this week, so we are not reporting one rather than guess. For buyers, thin inventory means it pays to see new and off-market homes early.

Bethlehem market update: mid-October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Resideline's October 5 snapshot for Bethlehem (ZIP 30620) shows 38 active listings, a median sold price of about $379,000, and a median listing age of 79 days. Reaigent7's October 10 reading put the median sold price at $373,000 with a median of 43 days on market.

Inventory here is genuinely thin, which means well-priced homes still get attention quickly despite the slower days-on-market reading. Movoto counted 206 homes for sale city-wide with a median list price near $404,000.

For buyers, the small inventory means acting quickly when the right home appears, and asking us about off-market opportunities, which are especially valuable in a town this size.

The Bethlehem market this week

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Bethlehem's market is quiet, affordable, and steady. The little Barrow County town under the star offers small-town character and easy access to Hwy 316 and Hwy 11, putting Winder, Athens, and the northeast Atlanta suburbs minutes away.

Inventory here is modest, which means well-priced homes tend to get attention quickly. Most of the town feeds Barrow County schools, with Bethlehem Elementary leading to Haymon-Morris Middle and Apalachee High School.

Buyers who want a slower pace with metro access keep Bethlehem on their short list. We confirm the exact school assignment for the home you are considering, and we can also show you what is coming up before it hits the public market.

New reports are added to the top of this page each week. Earlier reports stay listed below for reference. Ask us for the numbers that matter for your street.

We report what we can verify from local listings, county records, and our own conversations with buyers and sellers in Bethlehem. We will never pad a report with numbers we cannot source.

If you are buying in Bethlehem

Start with your school and commute needs, then let us match them to what is on the market and what is not on the market yet. Off-market homes are often available for less because they have not been marketed to the public.

Getting pre-approved early means you can move the moment the right home shows up, and in a steady market like this one, that is the difference between first and second place.

If you are selling in Bethlehem

Your home's value comes from its own street, its own condition, and its own comps, not from a county average. We price with neighborhood-level data and target-market your home to the buyers most likely to want it.

That targeted approach is how our sellers tend to sell faster and for more, and it is the strategy we build into every listing we take.
