Auburn market update: week of October 27, 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Move with Momentum's October 24 MLS data is the freshest reading for Auburn's 30011 ZIP: a median sold price of about $353,000 over the trailing 12 months, down about 3% year over year, with a median active list price near $429,900. PropertyIQ's typical home value estimate was about $372,000, while Resideline's 12-month study put the median sold price at $331,080.

Homes took a median of about 49 days from listing to contract per Momentum, with Orchard's reading closer to 33 to 34 days and the Momentum scorecard showing 71 on Realtor-derived data. Active inventory was about 129 homes on Momentum's October 24 count, roughly 7.2 months of supply, a level that gives buyers real room to compare options.

New listings ran about 56 over the last month on Momentum's scorecard, with Orchard counting 61 in the past 30 days. Auburn's affordability on the Barrow-Gwinnett line keeps steady interest from buyers and investors, but the growing inventory and longer market times argue for realistic pricing and strong marketing on the seller side.

Auburn market update: late October 2026

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Auburn's median sale price was about $349,000 on Redfin's most recent city reading, with Zillow's typical home value near $361,000 and PropertyIQ's ZIP 30011 median about $372,000. Median list prices run higher, in the low-to-mid $400,000s on Movoto, and year-over-year prices are roughly flat to slightly down, with most trackers between -0.3% and -5% depending on the window.

Days on market ran about 52 to 71 days on the recent ZIP-level readings, though Redfin's city page showed a longer average, about 90 days versus 47 a year earlier. Active inventory is meaningful for a town this size, with Movoto showing roughly 230 active listings in the city and RealtyTrac counting about 582 homes for sale in the wider 30011 ZIP.

The most recent new-listings count we could verify was small, around 18 on Movoto's reading, and other trackers did not publish a consistent citywide figure this week. Auburn's position on the Barrow-Gwinnett line and its new-home communities keep steady buyer interest, but the growing inventory gives buyers more time to compare options.

The Auburn market this week

By Ryan and Sarah Ramdass, Home Luxx Realty Group at UC Premiere Properties

Auburn's market reflects its steady growth along the Hwy 316 corridor. The city blends small-town atmosphere with parks, recreation, and newer construction, and its Barrow and Gwinnett county sides each draw their own buyers.

Little Mulberry Park is a favorite for walkers and runners, and the city's Old Southern Charm with a Vision for the Future identity resonates with buyers who want both character and momentum. School assignment depends on which county your address sits in.

Demand this week is steady, with interest split between owner-occupant buyers and investors. We confirm school assignments address by address and keep an eye on off-market opportunities, so you hear about homes before the general public does.

New reports are added to the top of this page each week. Earlier reports stay listed below for reference. Ask us for the numbers that matter for your street.

We report what we can verify from local listings, county records, and our own conversations with buyers and sellers in Auburn. We will never pad a report with numbers we cannot source.

If you are buying in Auburn

Start with your school and commute needs, then let us match them to what is on the market and what is not on the market yet. Off-market homes are often available for less because they have not been marketed to the public.

Getting pre-approved early means you can move the moment the right home shows up, and in a steady market like this one, that is the difference between first and second place.

If you are selling in Auburn

Your home's value comes from its own street, its own condition, and its own comps, not from a county average. We price with neighborhood-level data and target-market your home to the buyers most likely to want it.

That targeted approach is how our sellers tend to sell faster and for more, and it is the strategy we build into every listing we take.
